Decks & Porches in Ephrata & Lancaster County, PA

If your back door opens onto a few concrete steps and a patch of lawn, or your old deck has started to feel soft underfoot, a new deck or porch can change how you use your home. Outdoor living space is made for Pennsylvania summers and long fall evenings: grilling dinner, morning coffee, kids and grandkids running in and out, or just sitting out of the rain on a covered porch.

Patriot One Builders builds decks and porches for homeowners in Ephrata, Denver, Akron, Lititz, New Holland, Lancaster, and across Lancaster and Dauphin counties. Whether you're adding to an existing house or planning a porch as part of a new home, we handle the project as your general contractor from the first conversation to the final walkthrough.

What's included

  • New decks attached to your home or freestanding in the yard
  • Front and back porches, open or covered, sized to fit the house
  • Replacement of worn-out decks and porches that have reached the end of their life
  • Stairs, railings, and landings that connect the space to your yard and doors
  • Roofed or covered areas to extend the season and keep the sun and rain off
  • Porches planned into new custom homes from the start of the design

How it works

  1. Talk it through. Call or send a message. We'll discuss your home, how you want to use the space, and your budget.
  2. Plan and price. We work out the design, scope, and schedule, and put the estimate in writing so you know what's being built and what it costs.
  3. Build and walkthrough. We manage the build as your general contractor, then walk the finished deck or porch with you.

What to think about

How you'll use it. A deck for a grill and a small table is a very different project from one that seats a dozen people for a summer party. Think about furniture, traffic flow to the kitchen door, and where the sun sits in the afternoon. If shade and rain protection matter, a covered porch or roofed section may be worth the added cost.

Materials. Pressure-treated lumber is a common, budget-friendly choice, while composite decking generally costs more up front but needs less ongoing maintenance. Railings, lighting, and stair layouts also affect both the look and the price.

Cost and timeline factors. In general, size, height off the ground, site slope, footings, whether there's a roof, and material choices drive cost the most. Most attached decks and porches require a building permit and inspections, and Pennsylvania weather can shift outdoor work, so planning ahead of the warm season helps.

Common questions

Can you replace my old deck instead of building somewhere new?

Yes, replacing a worn deck or porch is part of what we do. We'll look at what's there and talk through whether a similar footprint or a new layout makes more sense.

Can a porch be included in a new home build?

Absolutely. If you're building a new custom home with us, a porch can be planned into the design from day one.
