When the cars live in the driveway, the mower is crowded into a shed, and your tools are scattered across the basement, it may be time for a real garage. A well-planned garage gives you room for vehicles, storage, and a workshop, and it can add everyday convenience to the way you come and go from home.
Patriot One Builders builds attached and detached garages for homeowners in Ephrata, Denver, Akron, Stevens, Reinholds, Lititz, New Holland, Lancaster, and throughout Lancaster and Dauphin counties. We take on the full project as your general contractor, whether you're adding a garage to the house you have or planning one into a new custom home.
What's included
- Attached garages built onto your existing home
- Detached garages set apart on your property
- Space for vehicles, tools, and a workshop, sized around what you actually need to store
- Garages planned into new custom homes as part of the original design
- Project management from planning through the final walkthrough
How it works
- Talk it through. Call or send a message. We'll discuss your lot or existing home, what you want the garage to hold, and your budget.
- Plan and price. We work out the design, scope, and schedule, and put the estimate in writing.
- Build and walkthrough. We manage the build as your general contractor, then walk the finished garage with you.
What to think about
Attached or detached. An attached garage means stepping straight inside on a rainy or snowy day, and it often ties into the home's roofline. A detached garage can offer more freedom in size and placement and keeps workshop noise and fumes away from the house. Your lot size, setbacks, and how you plan to use the space usually point toward one or the other.
Size and features. Think beyond the number of cars. Do you need extra depth for a truck, a workbench along one wall, overhead storage, more electrical outlets, or a taller door? Insulation and heating matter if you plan to work out there year-round in a Pennsylvania winter.
Cost and timeline factors. In general, the size of the garage, foundation and site work, roof style, doors, windows, electrical, and finish level have the biggest effect on cost. Most garages require a building permit and inspections, and local zoning rules may limit how large or how close to property lines a garage can be. Planning those details early helps keep the project on track.
Common questions
Can a garage be part of a new home build?
Yes. If you're building a new custom home with Patriot One Builders, an attached or detached garage can be planned in from the beginning.
Can I include a workshop area?
Yes. Our garages are built with room for vehicles, tools, and a workshop, and we'll talk through the layout so the space works for how you'll use it.
What areas do you serve?
We build across Lancaster, Dauphin, Lebanon, Berks, Chester, York, Adams, and Cumberland Counties, including Ephrata and the surrounding towns.
