If you have land, or you want a floor plan that starts from a blank page instead of someone else's compromises, a new custom home may be the right path. It suits families who know how they want to live, where the kitchen sits, how many bedrooms they need, and whether a porch or detached garage belongs in the plan, and who want the house built around those answers.
Patriot One Builders builds new homes across central Pennsylvania, including Ephrata, Denver, Akron, Lititz, New Holland, and Lancaster. We take on the full project as your general contractor, from the first conversation about your lot through the final walkthrough of your finished home.
What's included
- An early conversation about your lot, your goals, and your budget
- Working out the design, layout, and finishes with you
- A defined scope and schedule, with the estimate put in writing
- Planning in extras like a detached garage or porch from the start
- Managing the build as your general contractor
- A final walkthrough of the finished home with you
How it works
1. Talk it through. Call or send a message. We discuss your lot, what you want the house to do for your family, and the budget you're working with.
2. Plan and price. We work out the design, scope, and schedule, and you get the estimate in writing, so you know what is being built, what it costs, and when to expect it.
3. Build. We manage construction as your general contractor. On most new homes this involves site preparation, foundation, framing, mechanical systems, inspections, and finishes, roughly in that order.
4. Walkthrough. When the work is done, we walk the finished home with you.
What to think about
Your lot. The land shapes the house. Slope, soil, access for equipment, and where the driveway and utilities can go all affect the design and the site work. Rural lots in Lancaster County often rely on a private well and septic system, which typically involve testing and permits before construction can start.
What drives cost. In general, the biggest factors are square footage, the complexity of the roofline and layout, the level of finishes you choose, and how much work the site needs before the foundation goes in. Adding a garage, porch, or finished basement during the build is usually simpler than adding it later, but it does add to the initial budget.
Timeline. New construction schedules depend on permitting, weather, material availability, and how quickly design decisions are made. Having your must-haves and nice-to-haves sorted out before planning starts helps keep things moving.
Common questions
Do I need to own land before we talk?
Building new works best when you have land. If you're still deciding, or weighing a new build against renovating your current home, we're glad to talk through both options.
Can a garage or porch be part of the plan?
Yes. A detached garage or porch can be planned in from day one, so it fits the house and the lot.
Are you a registered contractor?
Patriot One Builders holds Pennsylvania Home Improvement Contractor registration #PA189583.
