A home addition is for the family that loves where they live but has outgrown the house. Maybe you need another bedroom, a bigger family room, or an in-law suite so a parent can live close by. Instead of selling, buying, and moving, an addition gives you the space where you already are, without leaving the neighborhood.
Patriot One Builders plans and builds additions for homeowners in Ephrata, Denver, Akron, Stevens, Reinholds, Lititz, New Holland, Lancaster, and throughout Lancaster and Dauphin counties. We handle the project as your general contractor, from planning through the final walkthrough.
What's included
- A conversation about your existing home, your goals, and your budget
- Design and layout for the new space and how it connects to the house
- A defined scope and schedule, with the estimate in writing
- Managing construction as your general contractor
- A final walkthrough of the finished addition with you
How it works
1. Talk it through. Call or send a message. We discuss your current home, what isn't working, and what you want the new space to do.
2. Plan and price. We work out the design, scope, and schedule, and put the estimate in writing so you know what's being built, what it costs, and when to expect it.
3. Build. We manage the work as your general contractor. A typical addition moves through foundation, framing, roofing, tying into the existing house, mechanical work, inspections, and finishes.
4. Walkthrough. We walk the finished addition with you when the project is complete.
What to think about
How the addition connects. The best additions look and feel like they were always part of the house. Rooflines, siding, window styles, and floor heights all need to line up, and where the new space joins the old one affects how traffic flows through your home.
Your existing systems. More square footage can mean more demand on heating, cooling, plumbing, and electrical service. In older homes especially, it's worth knowing early whether the current systems can handle the new space or need upgrades.
Permits, setbacks, and cost. Most additions need a building permit, and local zoning setbacks can limit how far you can build toward a property line. In general, cost depends on size, whether you build out or up, the foundation type, plumbing needs (a bathroom or kitchenette adds more), and the finishes you choose.
Common questions
Can I stay in my home during the addition?
Many homeowners do, since much of the work happens outside the existing living space. There's usually some disruption when the new space is opened up to the house. We'll talk through what to expect for your project.
Is an addition better than building new?
An addition is often the better fit when you love your location but the house no longer fits. If you're weighing both, we can help with either path.
Can an addition include an in-law suite?
Yes. In-law suites are one of the common reasons families add on, alongside extra bedrooms and family rooms.
